This nuts-and-bolts guide aimed at would-be managers as well as owners of rental property is mistitled; the successful--read heartless--resident overseer who follows its instructions will have little spare time for outside activities, let alone another job. Lowry does provide painstakingly detailed coverage of such vital topics as cost control, credit and reference checks, record-keeping, and reducing vacancy rates through use of free referral sources (like major corporations). But much of Ms advice verges on the mean-spirited--in the event of a rent strike, for instance, landlords and their agents should take prompt action to evict the ringleaders. Similarly, the tips on classified-advertising techniques offer lots of come-hither adjectives and phrases from ""redecorated"" to ""plush."" The author also praises so-called empty nesters (employed adult couples whose grown children have left home) as model tenants, and comes down hard on swinging singles. Sample forms are furnished by the gross too--but there is nothing here not available elsewhere in a more palatable form, beginning with the relevant section in Harney (above).
