A woman who can see ghosts finds herself fake dating her high school crush in a bid to save his family farm.

Clarke Cartwright runs Toades, her family’s beloved antique store, but she’s surrounded by more than just old furniture—she can also communicate with the many ghosts that haunt Sweetwater Peak, a small Wyoming town its residents describe as “haunted as hell.” Unlike her twin sister, Collins (the protagonist of Sage’s previous Sweetwater Peak book, Soul Searching, 2025), Clarke wants nothing to do with ghosts and tries everything she can to shut them out. But one ghost—the father of her high school crush, Leith Wilkes—makes sure that Clarke hears his message: Leith needs to look into the legalities regarding the inheritance of his family’s farm. Clarke doesn’t exactly like to broadcast her supernatural gift, but she feels she has to warn Leith. He finds out that a previously overlooked clause in his father’s will requires him to be married by five years after his father’s death, or else the farm will go to another relative. Leith is single, but he’d like to convince Clarke to pretend to be his fiancée long enough to figure out how to save the farm. This plan is complicated by the obvious-to-everyone-else feelings that Leith and Clarke have for each other. Although there are ghosts involved, they mostly provide an atmospheric backdrop to this cozy, small-town romance. While Leith and Clarke are battling outside forces that want to take the farm, their own love story is refreshingly low-conflict. Readers will find themselves longing to return to Sweetwater Peak.

A sweet and steamy romance with a hint of the paranormal.
